    | TERMS & CONDITIONS FOR THE LEASED OUT OF AGRICULTURAL LAND FOR THE YEAR 2025-26 | 
  
    | 1. | Bidder  is required to deposit Bid Security CDR/Bank Guarantee in the Name of Treasurer  University of the Punjab, Lahore for one unit, amount mentioned in Annexure-A.  Tender Form shall be available @ Rs. 1000/- in Land Office of Resident  Office-II, University of the Punjab, Lahore. The last date of submission of  tender form is 13-11-2025 upto 11:00 a.m. and tender shall be opened on same  date upto 11:30 a.m. | 
  
    | 2. | Each  party may submit a tender for only one lot. | 
  
    | 3. | 5% of estimated annual rent be deposited before  participation in the open auction as per “PPRA” rules, which will be refundable  for unsuccessful competitors. | 
  
    | 4. | A bidder/participant who comes out successful in  open auction shall deposit annual leased amount with 15 days after auction and  if he fails to do so, his/her bid shall stand cancelled and earnest money  deposited shall be forfeited. The defaulter shall further be blacklisted for  the said purpose. The said cancelled unit shall be offered to next higher  bidder or re-auctioned following the procedure laid down in above rules. | 
  
    | 5. | The  lease period will be for an initial term of three years, with an 8% annual  increase in lease rent. The lease may be extended for a maximum of two  additional years. | 
  
    | 6. | The amount of the lease for the next financial  year, lessee will be deposited in advance in the 1st week of the May  every year. | 
  
    | 7. | The lease holder will pay all the taxes etc.,  imposed by the Government. | 
  
    | 8. | Lessee cannot use leased land for any purpose  other than the agricultural one. | 
  
    | 9. | Lessee cannot sublet the unit of land or any  portion thereof. | 
  
    | 10. | The facility of dera will not be available for  the lessee of the land (inside of Molana Shoukat Ali Road/boundary) walled  area. | 
  
    | 11. | Area of the dera will not be more than one  kanal. | 
  
    | 12. | The structure of the dera will be temporary  comprising on two huts. | 
  
    | 13. | The lessee will provide the residence to only  two employees and also provide CNIC of every employee to R.O.II Office and  lessee will be responsible for their work and conduct. | 
  
    | 14. | Lessee cannot allow irrelevant persons to  reside/ stay on the Dera. | 
  
    | 15. | The lessee will deposit 10% security amount  (refundable at the end of lease agreement) in advance alongwith total leased  amount. | 
  
    | 16. | The leased land is subject to vacation upon  one-month notice from the university. The said decision shall be binding upon  the lessee and shall not be challengeable in any court of law. | 
  
    | 17. | The R.O.II Office will issue notices to the  lessees in the month of March to get their consent about extension of lease  agreement for the next financial year. In case of no, office will tender the  said land in April/May. If the lessee shows his consent to continue his lease  agreement but does not deposit lease amount for the next financial year till  end of June and at eleventh hour he suddenly refuses to continue his lease  agreement, then the security amount deposited by him will be forfeited. | 
  
    | 18. | Any lessee desirous of vacating leased land  shall inform the Resident officer-II, University of the Punjab, Lahore by 3  months prior to closing of each year. | 
  
    | 19. | The agreement of the lease land shall be written  on non-judicial stamp papers of Rs. 1200/- and renewed every year with annual  increment. | 
  
    | 20. | In case of violation of the terms or involvement  in any activity against the norms lease will be cancelled. | 
  
    | 21. | If any dispute arises between lessee and lessor  (university), the matter will be presented before the Land Committee and its  decision will be the final and binding. | 
  
    | 22. | It is clarified that the ownership of tubewell  and dera is not concern of the university. It is the ownership of the old  tenant. |
